Door Dash Secures Tempe Office Loft

Urban Realty is proud to announce the popular food, grocery, and just about anything delivery service, “Door Dash”, has leased an 1,836 square foot office loft at The Lofts at Orchidhouse. The modern office loft includes wood flooring, concrete ceilings, industrial style exposed ductwork and conduits, all within a brick warehouse style building indicative of offices found in San Francisco and the Silicon Valley area. Hayden Flower Mills Historic Redevelopment

It has been a long time coming, but renderings are just beginning to surface of the Hayden Flower Mills historic redevelopment plan. The most exciting part of the plan seems to be the open air 4,000 seat amphitheater which includes grass lawns sloping up the back of “A” Mountain. (See article for site plan showing the amphitheater.) In addition, the development will include a hotel with guest rooms in the old silo, and restaurant / retail space. Baum Development, who brings historic redevelopment experience to the table, was selected by the City of Tempe to spearhead the new development.

Last month, news broke that the Monti’s La Casa Vieja property (across the street from the flower mill) was sold for redevelopment. That property is planned to be two high rise buildings, a Kimpton Hotel and an office building. The Monti’s Restaurant was closed and will house a new “Sam-Fox-Style” restaurant, although no restaurant has been announced.

Downtown Tempe Equals Great Breakfast

If you’ve lived in the Downtown Tempe area for any length of time, then you know how long the citizens of this great city have longed for restaurants that serve breakfast. Ever since “Stan’s” closed their doors, there’s been a pancake sized hole. Finally, in 2011, the folks at NCounter brought breakfast back to our Downtown at 3rd Street & Mill Avenue. It established itself as the go-to-spot for the Saturday & Sunday morning crowd. If you’ve been to NC on any given weekend and waited in that line, then you know what we mean! NCounter offers a tasty selection to be sure, albeit a bit pricey for their portions one might argue.

Fast forward to September 2014 and Downtown Tempe is in the midst of a breakfast revival! Three new spots are about to open or have already opened:

Délice Bistro, Orange Table & Snooze AM Eatery

Délice Bistro opened their doors about a week ago. The “soft” opening of this French inspired bistro was a smart choice since not all of their selections are available yet. However, having tried their pastries, breads, crêpes once, we’ve already been back to try them again... and again. They make all of the these items “in house” and it certainly shows! Illy coffee is also served and we can’t think of another place on Mill Avenue where that popular coffee brand is available. Whoever they’ve hired as their pastry chef is superb and we think they will do quite well if they continue to make such delectable items at fair prices. When you eat there, you’ll likely think the owner is from France. You’d probably be surprised to know that he’s actually from Syria! Who would of expected that?!

The Orange Table recently moved to Tempe after a very successful run in the Civic Center in Old Town Scottsdale. Their new location is on the SE corner of 7th Street & Forest. The owner’s live in Tempe and feel like this is a bit of a “coming home” for their restaurant. Choosing to quietly open their doors just this past week, some of the restaurant space is still planned for remodel. (An outdoor patio is envisioned in connection with “park-lets” that will be find a home in 2 of the parallel parking spaces outside along 7th Street). Their menu was left essentially the same, save for a few minor, but welcomed tweaks. (Ex. Thanks to a fryer in the new kitchen, sandwiches are all now served with french fries instead of chips.) The food in their Scottsdale location was always great and we’ve found their new location to be no different. The bonus, for now, is that not many folks know that they have opened, so there isn’t a wait... YET!

Finally, there is Snooze, an AM Eatery which will blast open their doors within a month or so in the re-hab’d brick “Art Annex” building on College & 7th Street. If you’ve been to any of the multiple “Snoozes” (Their Arizona location is at Town & Country in Phoenix), then you know they serve up large portions of scrumptious morning goodies. Given their College Avenue frontage and boasting Postino’s as their next door neighbor, there’s no doubt that their location is more high profile than the other 2 new breakfast venues. We expect this breakfast spot to be jam packed with ASU students on any given weekend... save for maybe during the Summertime?

There you have it! Three new delectables for Downtown Tempe residents. Now, quickly forget we ever said anything. We want to be seated more quickly! :)

AMC Theaters Now Open in Downtown Tempe

What downtown environment is complete without a first run movie theater? Thankfully, Downtown Tempe just got its theater back. AMC Theaters is now open and “reclining” viewers in their plush seats and state of the art surround sound. Frankly, this is one of the biggest announcements for long time residents of Downtown Tempe. Ever since the original Harkins Centerpoint closed it’s doors in favor of their new location at Tempe Marketplace, there has been a gaping hole for us urbanites who prefer to walk to their movie instead of drive. Now that AMC has opened, Downtown Tempe now has their theater back and we couldn’t be more excited! We’ve already enjoyed a movie and experienced first hand the electric reclining chairs. Once you’ve seen a movie in these chairs, its hard to ever sit in a normal theater chair again!

ASU Art Museum Opens at The Brickyard

What downtown environment is complete without a little culture? Thankfully, Downtown Tempe just got a little bit more. AMUSEUM Ceramics Center & Brickyard Gallery has opened to the public. Their hours of operation are:

Tuesday 11AM - 8PM
Wednesday thru Saturday 11AM - 5PM
Sunday & Monday Closed.

“The Ceramics Research Center has been a national and international destination point for the hands-on study and enjoyment of ceramics since its opening in March 2002. The center, which houses and displays the ASU Art Museum’s extensive ceramic collection of close to 4,000 pieces, serves as a key educational component of the Herberger Institute for Design and the Arts through its teaching and research facilities.”

The Brownstones at Hyde Park/Tempe are located at 589 S Roosevelt Street, and run along 6th Street between Roosevelt and Wilson moments from Downtown Tempe inside the Riverside/Sunset neighborhood. Originally coined, “The Brownstones at Hyde Park”, this conclave of of 65 urban brownstone style walk-up residences were designed by architects Roberts Jones & Associates for the developer Brownstone Residential (the firm also responsible for The Lofts at Orchidhouse in Downtown Tempe). Unfortunately, Brownstone Residential lost the property to foreclosure in 2003 and the development lay dormant for a few years. In 2005, Namwest Homes purchased the project and re-started construction and sales with the moniker, “The Brownstones at Tempe”. The majority of the Brownstones completed construction in 2006. Once again, developer Namwest fell victim to the Great Recession of 2008. After selling out over half the community, the remaining homes were left as vacant shells until purchased by an individual investor for a “song”. The new investor slowly sold the remaining Brownstones to the public over the following years until they were completely sold out. Today, this rare example of Tempe urban living come available for lease or for sale often. Blending Turn-of-the-Century exteriors with 21st Century interiors, the two and three-story Brownstone homes boast traditional brick and stone exterior facades with bay windows, harking back to the brownstones found in historic neighborhoods of Chicago. In fact, many Chicago brownstone neighborhoods were photographed and analyzed by the original architect for use as a template for the final design of the Brownstones at Hyde Park/Tempe.

The Brownstones have much to offer any discerning urbanite. Garages are situated in the back of the homes with walk-up front entries to promote a friendly and welcoming neighborhood feel. Most homes feature either a front porch or a covered patio. Homes blend these classic exteriors with interiors that feature open floor plans and the conveniences of modern technology. Thirteen different floor plans are available, ranging from 976 to 2,557 square feet, with one, two or three bedrooms and attached 1 or 2 car garages.

The residents at The Brownstones have some creative and exciting options. The “Concord” is a towering three-story home with a sitting area connected to the master suite by way of a catwalk. The “Lexington” – a three-story, two bedroom corner unit features a circular front porch. Perhaps the most original homes are the “Newberry”; these units have a second master suite atop a detached two-car garage and are connected to the home by an enclosed bridge. Examples like these makes The Brownstones at Hyde Park/Tempe truly one of kind! Located within walking distance of the Tempe FLASH bus route, within half-mile of the 3rd Street & Mill Avenue Metro light rail station, bustling Mill Avenue, and Tempe Town Lake.
